Things to consider when Selling your
home:
 | First, try to put away as much clutter
as you can.
You want the potential buyer to be able to picture their own stuff in your house. |
Inside
 | Clear unnecessary objects from all surfaces
in your home, including refrigerator fronts, countertops, furniture, walls. |
 | Clean thoroughly, including carpets and drapes
when necessary. Don't forget light fixtures! |
 | Leave lights on during the day in dim
areas. During "showings", turn on ALL lights and lamps. Make sure
there is adequate wattage in your lamps & fixtures so that there
is as much light as possible! (no 10 watt bulbs!) |
 | Play soft music during the day for showings. |
 | Allow me to place a lock box on your
property, so agents won't pass your home over because they cannot gain access. |
Outside
 |
Remove all scraps, building materials,
etc., from around your home. |
 | Check gutters and roof for dry rot. Make
sure gutters are free of debris. |
 | Inspect and prune all bushes and trees for a
good first impression and so as not to block windows. Remove any dead plants. |
 | Weed all planting areas and keep the
lawn freshly mowed and fertilized. |
 | Check the paint condition on the outside,
especially the front door and trim. Paint if needed. |
 | If you have a crawl space, has anyone been in it recently? There
will almost certainly be a pest inspection when your home is sold. If
problems in the crawl space are discovered then, the sale of your home
could be in jeopardy. Any problems in the crawl space need to be dealt
with BEFORE your house is put on the market. |

Try to look at your house as if seeing
it for the first time. Any time or money spent on the above items will bring you more
money in return, and hopefully will result in a faster sale! |
