In this fairly rapidly-moving Real Estate market, it is critically important to have yourself PRE-QUALIFIED before looking for a home.
Lenders can do this over the phone in just a few minutes. Simply have information ready about your income and debt when you call.
The lender will ask other questions about your employment, etc.

Even better than being pre-qualified  would be to make LOAN APPLICATION, (including a credit report), and then your lender will produce a written LOAN APPROVAL for you.
With Loan Approval in hand, you will know exactly what you can qualify for, and I can bargain for you in the purchase of a home, with you in the best possible position.
Most serious buyers today have gone to the trouble of obtaining loan approval before they go out house-hunting.

More words of Advise:

When looking for a Lender, one of the best things to do is ask your Real Estate agent. We deal with many different Lenders all the time, and we know who is good at what they do, fair, and well-priced. We also know who is NOT!

One of the very worst mistakes you can make is to "shop around" for Lenders by calling and asking for quotes on interest rates, points and/or Loan Fees. You might as well pin a sign on yourself saying, "Take advantage of me, Please!".
Of course, every informed home-buyer wants the best possible rates, but there is much more to be known than merely rates and points. Unfortunately, with some Lenders, the interest rates and points appear to be very low, but mysterious charges will appear at closing - sometimes adding up to $1000, $1500, or more.
When making a Loan Application, be sure to ask for a GOOD FAITH ESTIMATE, and then show this to your experienced Real Estate agent. We will recognize "junk charges", and perhaps help you to get them removed.
